If you are buying:

I won't waste your time by sending you all the listings that are available on the market, or drive you around town showing you properties that do not meet your needs. I personally look at every listing BEFORE I email them to you, I do not program my system to automatically send you listings when they come up. I'm dedicated to making sure that you get the best deal out there. 

If you are selling:

I will prepare a comparative market analysis for you and suggest a competitive price to list your property. I will be there everytime a potential buyer wants to view your property. I don't believe in sellers having to show their own property when they have a realtor.
